Paul Pankey Jr. has always been a real estate investor. In 2002 the opportunity was presented to purchase a facility in Fort Walton Beach, Florida. The self storage division of Pankey Properties has grown rapidly since that time.

American Self Storage, which had been in business for around 12 years, became available to purchase in 2002. Mr. Pankey acquired the facility which had about three hundred existing units. He found some adjoining property for sale and was able to build over 100 additional units. Upgrading and improving the facility is ongoing. American Self Storage was a wise investment. It maintains a good occupancy rate and cash flow. With very good results, Mr. Pankey purchased Schillinger Mini Storage in Mobile, Alabama. With even greater success, Mr. Pankey was amazed with renting space. He went on in 2003 and purchased three more facilities and the rest is history.

Since initially getting into the business, Pankey Properties total portfolio consists of sixteen facilities in three states. Their current new construction is in Crestview, Florida. It will boast over 300 units and all the extras. Pankey is also expanding their Defuniak Springs, Florida location, and in the very near future, their Pensacola, Florida location.

QuikStor spoke with Jake Le Bon from Pankey's corporate office about their storage operations and use of QuikStor products:

QS: What was the main reason(s) that led you to select QuikStor as your software and security vendor?

PP: After investigating possibilities: 1st Internet Functions - working with other computers on site. 2nd Offered Reports we needed. 3rd User Friendly – Anyone can use it.

QS: Describe how your QuikStor Express management software, related software modules (credit card processing, etc.) and security products benefits Pankey Properties sites in day-to-day operations, automating daily tasks, reports, access control, security, etc. Also describe how Enterprise Suite (corporate reports, call center, remote site management) helps improve Pankey home office's control and monitoring of their sites.

PP: The user friendly reports help keep our facility audits a breeze. We know immediately if there are discrepancies on the previous days sales. Remote site management and corporate reports is a God send. The ability to help our managers fix problems with inputs while moving in/out, transferring, credit and debits, is very rewarding; And it helps me do my job better.

QS: In your opinion, why do you feel Pankey Properties is the premier storage chain
in the south/southeast region, more importantly, what is unique that you feel sets your sites apart from local competitor sites in your site's areas?

PP: We are the best value company. We try to give the main things people want that are well priced – Convenience - pay at the gate and 24 hour access; Security - we maintain good lighting, functional gate, and monitoring devices; Cleanliness; and Personal Customer Service – our managers are available 6 days a week and for after hour emergencies.

QS: Describe the target consumer base for Pankey Properties facilities and surrounding areas. I.E. Why did you select these specific locations?

PP: Price, Demographics – we have to see that growth is forecasted to occur in the area.

QS: QuikStor has a long relationship with Pankey Properties. How
has QuikStor as a company helped you during the planning/setup phases starting with your very first site opening to now expanding to over 16 sites? More importantly, providing the software and access control backbone for supporting your company's operations?

PP: We ask, and we receive. When we need to add a filter to tweak a report, it's done. If we have a problem, it's solved.

QS: Any additional comments as far as QuikStor meeting or exceeding your expectations (sales, support, etc.)?

PP: Randy Fountain (QuikStor Account Rep for Pankey) and Paul Mahoney (QuikStor senior support technician) are valuable assets. They fix and answer our questions very promptly and with much courtesy.
